Strategy Logic
Strategy 16.6: Short-term fix-and-flip investment.
Buy distressed properties at a significant discount, renovate, and
resell. Signal: BUY when price is significantly below estimated
fair market value (discount > renovation costs + profit margin).
Uses price-to-estimated-value ratio.
Expects columns such as 'estimated_value' or 'fair_value';
otherwise approximates from the rolling max as a rough fair-value
proxy (property recovering to prior peak).
